Gainsborough Road has long held significance for our team—both professionally and personally. With past projects and deep-rooted connections in the area, we’ve come to view it as one of London’s most promising pockets for future growth. We believe it’s on track to become a new hub for the city, much like what Masonville represents today. So when a home sitting on a half acre became available on the street, we moved quickly to secure it.
This wasn’t a decision driven solely by market opportunity — it was a strategic, value-aligned acquisition. The lot is well-positioned, and the property offers the potential for a transformative redevelopment that will complement the fabric of the neighborhood while introducing new housing in a thoughtful way.
At this stage, we’re still in the design, land acquisition and planning phase. Our internal teams are working closely with land planners and the city to explore several configurations for the site. What we can share now is that we’re planning a comprehensive redevelopment — not a cosmetic renovation. This will be a full reimagining of the property, guided by the same design principles and attention to detail that define all our projects.
Key considerations include:
- Maximizing functional living space without overbuilding
- Incorporating private outdoor areas
- Designing units that prioritize natural light, privacy, and flow
- Encouraging pride of association and community through cohesive design and well-maintained environments
- Integrating amenity areas that support connection — ideal for gathering with friends, family, or neighbors
- Creating opportunities for future community events and resident engagement
- Building with intention — not just for function, but to create a place people are genuinely excited to call home
This project also presents an opportunity to explore sustainable building strategies and smart density. We’re looking closely at how to add value not just to the property, but to the street and the community around it. The goal is to create housing that meets today’s standards for efficiency, livability, and long-term value, while respecting the scale and rhythm of the surrounding homes.
While construction has not yet begun, we’re being deliberate with this phase to ensure a strong foundation for execution. Once plans are finalized and permits secured, construction will commence, and we anticipate an efficient build cycle.
We look forward to sharing more as the project progresses. 979 Gainsborough represents more than just another development — it’s an opportunity to contribute meaningfully to a neighborhood we know and care about.
